Before the first coat

Before changing an exterior

The question is not simply whether a house is in Highgate. It is which authority covers the address, what protection applies to the building and exactly what the proposed painting will change.

Start with the correct borough

Highgate spans Camden, Haringey and Islington. The village conservation area crosses Camden and Haringey, while Islington publishes separate Highgate Hill / Hornsey Lane guidance. The borough depends on which side of the boundary a property sits. Check the complete address against council mapping before using an appraisal or making an enquiry about consent.

Listed buildings: colour and coating both matter

Listed building consent is required for alterations affecting special architectural or historic interest. Historic England’s external redecoration guidance identifies substantial colour changes, different finishes and coating previously undecorated fabric as changes that can require consent. Camden and Haringey distinguish like-for-like maintenance from alterations. Ask the relevant council about the actual proposal before stripping, changing the paint system or beginning a new exterior colour.

Conservation areas and Article 4 are separate checks

A conservation-area designation does not make every house individually listed. Article 4 directions remove specified permitted development rights for their defined scope. Camden’s Dartmouth Park entry concerns the painted sign at 33 York Rise; it is not a general Highgate painting restriction. Haringey’s published heritage-direction list does not name Highgate. Islington links its own address map. None of those facts decides permission for an individual scheme.

Make the proposed change easy to assess

Prepare labelled photographs of the existing elevations and details, a surface list and the proposed products, colours and sheen. Haringey’s management plan explains the value of clear material information and samples. Keep the authority’s advice, approvals and any conditions with the decorating specification. Consent, private-owner approval and permission for access equipment may need separate checks; the quotation should identify who is responsible for each.
