Painting & decorating on the Holly Lodge Estate
Holly Lodge needs a material-by-material approach, whether the brief concerns a house or rooms within a mansion block. The external composition and the arrangements for shared spaces both matter.
Discuss your project
An interwar garden suburb
Camden describes the estate as an interwar development shaped by a 1923 masterplan and the Arts & Crafts tradition. Brick, tile and render contribute to its character. On the eastern side, the mansion blocks have Tudorbethan fronts and plainer rendered rear elevations. A specification should respect those differences rather than carry one treatment around every elevation.

For houses: identify the finish beneath the colour
Separate existing render, timber windows, doors and any exposed decorative woodwork. Record which parts are coated and which are to stay as they are. Where a new product is proposed, first establish the existing substrate and any relevant repair advice. Samples are most useful when they show both the chosen colour and the intended sheen on an appropriate surface.
For flats: distinguish private and shared work
An interior enquiry should explain the rooms involved and whether hallways, windows or external surfaces are part of the proposal. Obtain the current instructions from the freeholder or managing agent and identify who can approve each element. Include protection of communal entrances, delivery arrangements, key access and the proposed location for materials. A quotation for the flat should clearly state any shared work it excludes.
The hill and the estate arrangements
The conservation appraisal describes steeply falling ground and estate management of common areas, including roads and paving. Confirm the current arrangements for the specific address; the historic appraisal is not a parking permit. Show steps and slopes in the access photographs and check both estate instructions and any applicable council parking controls before fixing the working sequence.
